Process

Initial Consultation

Sales agents want your listing and will invariably suggest all is fine with the home when detailed preparation is key to realising an optimum price. BQ1 will meet you and assess what is the ‘highest and best use’ for the site. Should it be sold as a house or an alternative use? Council may have changed zoning and it may be subdivided or sold for another purpose. If its ‘highest and best’ use is housing, how should it be presented?

Sales Process

The strategy does not end there. We support both the owner and agent throughout the process, so that full transparency takes place. This process circumvents the agent parodying situations to the detriment of owners or perspective agents. BQ1 is ever present attending all meetings and property inspections. The group also sources market buyers.

Procedure

As intelligent property advisers, we look at market fundamentals including demand dynamics and develop a detailed marketing strategy befitting for the home. We will prepare the house for sale including the overseeing of any maintenance or makeover works needed; preparation of brochures and other marketing material; appointment of economical conveyancing professionals and if need be, the appointment of staging or building inspection personnel.  Thereafter, we source, appoint, and brief the most appropriate agent to sell the home. Note – These services are provided at no additional cost.
