There are a number of reasons a client may choose to engage a buyer's agent. You may benefit from independent representation if you are:

  • Time poor and unable to consistently search, inspect and assess properties.

  • Looking to make a property purchase with a clear financial or investment objective.
  • Considering a renovation or development but unsure where to start or who to engage.
  • Looking for an experienced property advisor to help identify and manage opportunities.

A buyer's agent does more than simply find a property. The service can include property search, due diligence, value assessment, feasibility analysis, negotiation and managing the acquisition process.

The term "off-market" can mean different things in the property industry. Many properties described as off-market are simply being promoted discreetly through an agent's database or network without being publicly advertised on major property portals.

At BQ1, we take a more specific approach. We look for opportunities that have not yet been formally brought to market and work through our network of agents, property owners and industry contacts to identify potential acquisitions before a broader campaign begins.

These opportunities may come from property owners who have previously engaged with us and are considering a future sale, or through relationships with agents who are aware of potential listings before they are formally launched.

Our objective is not simply to claim access to "off-market" property. It is to identify genuine opportunities where early access may provide our clients with an advantage.

Our loyalty is to our clients and their individual objectives. To ensure we can provide truly independent representation, we do not intentionally engage multiple clients with the same property brief within the same market.

Representing two buyers seeking the same type of property can create an inherent conflict of interest and compromise our ability to act solely in one client's best interests.

We believe our clients deserve dedicated representation, strategic advice and undivided attention throughout the search and acquisition process. By avoiding these conflicts, we can negotiate with confidence and maintain our focus on achieving the right outcome for each client.

That is not a problem. Finding the property is only one part of the service we provide.

If you identify a property that may be suitable, we will assess it against your brief and carry out the same process we would apply to an opportunity we have sourced ourselves. This may include due diligence, feasibility analysis, value assessment, negotiation and managing the acquisition process through to completion.

Our role is not simply to find the property. It is to help you make the right decision and successfully acquire it on the best possible terms.

Our fee is payable only on a successful acquisition, upon exchange. We do not charge a setup fee or termination fee. Full fee arrangements and engagement terms are provided before you formally appoint BQ1.

Absolutely. We understand that circumstances and priorities can change throughout a property search.

If your requirements, budget, preferred location or property criteria change, we will adjust the search strategy accordingly.

Our objective is to remain aligned with what you are trying to achieve rather than simply follow an outdated brief.

A signed agreement is required for us to formally represent you. However, the agreement can be terminated by providing seven days' written notice, subject to the terms of the engagement.

We believe our clients should remain with us because they value the service and advice we provide, not because they are unnecessarily locked into a long-term arrangement.

Every property search is different. A typical appointment period may be between two and three months, however the appropriate duration ultimately depends on the complexity of the brief, market conditions and the time required to identify and secure the right property.

Our focus is not on working to an arbitrary deadline. It is on achieving the right outcome.

No. We do not impose an arbitrary limit on the number of properties you can consider. Our role is to continue searching, assessing and refining opportunities until the right property is identified.

The objective is not to buy the first suitable property. It is to secure the property that best aligns with your brief, objectives and circumstances.

Yes. We work with both owner-occupiers and investors. The strategy, assessment criteria and acquisition process will differ depending on the purpose of the purchase, which is why we begin every engagement by understanding the reason behind the acquisition and what you are ultimately trying to achieve.

Yes. Where a property has development or value-add potential, we can assess the opportunity as part of the acquisition process. This may include reviewing planning controls, assessing development potential, considering potential end uses, undertaking preliminary feasibility analysis and identifying the consultants required to investigate the opportunity further.

For clients who already own property, our Development Facilitation service can assist in progressing the project from early feasibility through planning, consultant coordination and construction readiness.

Yes. Where an auction forms part of the acquisition strategy, we can represent you throughout the auction process.

Before bidding, we establish an appropriate bidding strategy and maximum purchase position based on our assessment of the property and your objectives.

Our role is to provide an objective voice throughout what can otherwise be an highly emotional process.

BQ1 works with clients across Sydney, with particular experience in Sydney's Eastern Suburbs and surrounding metropolitan areas.

Our network and property knowledge also allow us to assist clients with opportunities outside these areas where the right property or project aligns with their objectives.
