The focus of this blog is on location. When it comes to choosing the right location, there are a number of factors that warrant consideration. What can from the outset appear to be a positive consideration, may turn out to be a negative or drawback, for example an area zoned for singular housing could upon closer inspection be rezoned for high density developments. When considering location, you must take into account some of the following essential factors that may affect your way of life: 

  • Visibility – does the house present well from the road? You may need to sell one day and one of the first things people look at is the attractiveness of the home.
  • Accessibility – is it easy to access the dwelling from both a vehicular and pedestrian perspective? Steep driveways and busy roads make for difficult manoeuvring.
  • Demographics and growth – does the area meet with your lifestyle standards and expectations. Are there infrastructural changes that may increase the value of the home in the future? 
  • Safety and security – locate the suburb that have minimal crime rates and high liveability scores.
  • Transport, Shopping, Recreation, Education and Healthcare – do these exist within the catchment. The major benefit of having access to these amenities, is that they add value and are looked-for by most people. The better the amenities that encompass the dwelling, the more valuable the property.
